Does a UAE will cover assets outside the UAE?

Treat a UAE civil will as covering your UAE-situated assets — accounts, property, vehicles and investments here. For a house in London, land in Kerala or an account in Frankfurt, the law of that country has its own say, and relying on a UAE will alone for foreign assets is a gamble we don't recommend taking.

Why the conservative answer is the right one

The official ADJD form itself is framed around property in the UAE, and even ADJD's own published materials are not perfectly consistent on foreign assets. More fundamentally: no UAE court controls a land registry in another country. Real estate almost everywhere follows the law of where it sits — a principle most legal systems share.

So even in the best case, a UAE will mentioning foreign property still has to be recognised and enforced by the foreign country's own system — extra steps, extra uncertainty, in the exact moment your family wants neither.
